Property auction sales remain popular and an accepted alternative to private treaty sales and offer a quick and straight forward method of either buying or selling property and the process is particularly well suited to those which would normally be considered problem properties.
Selling at auction eliminates problems such as gazumping, late renegotiation of previously agreed deals and reduces property chains. The condensed marketing period provides some certainty with regards to the outcome, with the fall of the hammer representing the exchange of contracts, completion within 28 days is near guaranteed.
Auction is suitable for most property types and Bramleys have enjoyed success in offering residential building land (from single plots to larger estates), tenanted, commercial and residential property (including ground rents) and vacant residential properties, particularly those requiring refurbishment, renewal or modernisation. Auction also remains suitable for commercial property sales, particularly for income producing, tenanted investments and development opportunities.
Bramleys schedule four property auctions per year and these are held within the heart of our operating region at the John Smith’s Stadium, Huddersfield. The 2013 auction program saw an overall success rate of 92%, with 100% success rate being achieved on two separate occasions and sales raising in excess of £3,513,750 million for vendor clients.
Bramleys auction team is headed by Andrew Moorhouse FRICS who has 35 years auction experience and personally appraises all potential lots to ensure the best and most profession advice is offered to all vendor clients.
